Project Summary

The 7272 Wisconsin Avenue project is a 950,000 SF mixed use development consisting of two 29-story high rise residential towers and a 22-story high rise office tower, all of which are located on top of a retail podium.  The project is being delivered under a design bid build procurement with KDB selected as the primary mechanical contractor and design assist partner to the engineering design team.

Clark enlisted KDB to perform as a design-assist partner, relying on KDB’s track record of providing a strong pre-construction effort that drives innovation early in the design, and has the leadership and experience to manage to a fixed budget.

After initial market pricing, the preliminarily designed mechanical systems over-budget.   Through strong collaboration, intense technical study and creating synergies with other building trades, the KDB deign assist team was able to drive the mechanical design to an acceptable budget, while at the same time improving overall energy performance.

The final design solution for the Office Tower entailed a commitment to a central DOAS air handling system serving fan-powered sensible cooling terminal units on the occupied floors.
